The Florida Home Score

Ten questions about the roof, the panel, the pipes, the air handler and the water. You get a score out of 100, a line for every system, and the one line holding the number down — before anyone comes out.

What we inspect

Eight inspections, one inspector who explains them

Over 100 checks across more than 8 categories. Every one comes back as a written report with high-resolution photographs of what we found.

Residential home inspection

A non-invasive examination of the whole property — foundation, roof, electrical, plumbing, structure. The report lists every issue found, with photographs.

New construction

A brand-new home feels like a safe investment. New construction moves fast, and speed doesn't always mix well with quality. Includes pre-drywall.

Warranty inspection

Your builder's warranty window is one of the strongest protections you have, and it doesn't stay open long. We catch defects while they are still the builder's obligation to fix.

Pre-listing inspection

Selling? See exactly what condition the property is in before a buyer's inspector gets there first — and decide what to fix on your own terms.

Mold inspection & air testing

After water damage, a leaking roof or a plumbing failure. Air-quality sampling determines whether hidden mold is present, not just visible growth.

Wind mitigation

Documents the wind-resistant features already built into your home. Florida insurers use this report when they calculate your premium.

4-point inspection

Roof, electrical, plumbing and HVAC. The four systems insurers ask about before they will write or renew a policy on an older Florida home.

Commercial building

Property condition assessments to ComSOP — the commercial standard — covering HVAC, mechanical, electrical, envelope, roofing and foundation.

Not sure where to start?

Score the property yourself in about two minutes — roof, electrical, plumbing, HVAC and moisture — and see which line is dragging it down.

How it works

Three steps, and no surprises in any of them

1

Tell us the address and the deadline

Call, or send the property details. We schedule against your inspection period, not against our convenience — including weekends.

2

We walk the property

A couple of hours for most homes, longer for larger or older properties. You are welcome to walk it with us, and most buyers do.

3

You get the report — and the phone call

Typically the same day, with high-resolution photographs. Then we go through it with you until every question is answered.

The report

There is no such thing as passing a home inspection

There is only knowing what you're buying. A home inspection doesn't grade a house — it tells you what is there, so you can negotiate on facts, budget honestly, or walk away early.

Every report is delivered with high-resolution photographs of each finding, organized by system, and written so that you — not just your agent — can read it. When it lands, we call you and go through it.

Questions

The four we're asked most

Why should I get a home inspection?

Buying a property is probably the largest investment you will make. An inspection gives you a written account of its condition so you are not surprised after you move in — the structure, roof, doors and windows, the electrical and the plumbing. You can then negotiate on facts rather than on hope.

How long does an inspection take?

There is no fixed time. A couple of hours for most homes, longer for larger or older properties, depending on size and what we find. We take the time to look at every detail rather than work to a clock.

Can a home fail an inspection?

No. There is no pass or fail. An inspection tells you what the issues are and what correcting them is likely to involve, so you can make an informed decision about whether to go ahead.

Can I do the inspection myself?

You can look, and you should. But a trained inspector examines the property objectively and knows where the defects hide — the ones that cost money later are rarely the ones that are easy to see. You're welcome to walk the property with us and ask about anything.

Tell us the address and the deadline

We'll schedule against your inspection period — weekends included — and get you a report you can actually act on, usually the same day.
